Right to Rent Checks

Right to Rent

From 1st February 2016, landlords and letting agents in England are required to check the immigration status of all adult tenants before the start of a new tenancy to determine whether they have the right to live in the UK legally.

We are currently making service improvements to ensure our landlords and letting agent customers remain compliant with the new legislation. From January 2016 all of our Full Profile reports will establish if a tenant has a permanent or time limited right to rent and advise you of the steps you must take to remain compliant.

At no additional cost, our Full Profile service will include:
  • Details of the original documents to be collected from each tenant included on referencing report
  • Online document storage with date stamping
  • UK and International passport/visa MRZ validation
  • Reminders and follow up checks for time-limited cases
  • Home Office checks for unconfirmed cases
What do I need to do?

Under the new regulations, you must check documentation of anyone who applies to rent a property. The checks must be carried out on all potential adult occupiers of the property and must be made before the tenants move in. There are 4 basic steps to ensure compliance:
  1. Establish who will be living in the property
  2. Obtain original versions of the acceptable documents for all adult occupiers
  3. Check the documents in the presence of the holder
  4. Make copies of the documents, date them and keep them safe
