Updated How to Rent Guide and Model Tenancy Agreement

How to rent checklistOn the 1st of February 2016 the Department for Communities and Local Government published updated versions of the How to Rent Guide and Model Tenancy Agreement following the roll out of the Right to Rent scheme in England.  Landlords are now required to check the immigration status of all adult tenants before the start of a new tenancy to determine whether they have the right to live in the UK legally.

The How to Rent Guide is a checklist for tenants who are about to enter into an assured shorthold tenancy. It helps tenants understand what questions to ask, what their rights are and what responsibilities they have. One of their responsibilites is to provide documents that prove their immigration status.

At Total Landlord Insurance we believe that following the points within the How to Rent Guide checklist is the recipe for a positive relationship between landlord and tenant.

The Model Tenancy Agreement has also been updated with changes to the subletting clauses to reflect recent legislative changes. The agreement has been designed by the government for use when the landlord and tenant are entering into a shorthold assured tenancy agreement in the private rented sector.
